Thank you for considering The Shoals at Boars Head as your next home. All units are currently occupied. You can click the button below to be notified of openings in the future.
Lease
The lease agreement is for 12 months. It does NOT convert to a month-to-month, renewals are offered at the option of the landlord.
Application & Fee
The application is handled through a third-party, Turbo Tenant. The fee for the background and credit check is $55 non-refundable.
Move-in
Unless otherwise agreed to, move-in will be on the 1st of the month following approved application.
Upfront Costs
At lease signing, the first month rent and security deposit (equal to one months rent) will be due in the form a bank check.
Utilities
Tenant is responsible for their own utilities, aside from water, sewer & trash. Electric must be switched prior to taking keys.
Management
At move-in you will be given contact information for work order requests and for any questions during your tenancy.
FAQs
What information is requested in the application?
The application will ask you to upload pay stubs and provide personal information so that TurboTenant can process the background and credit check. We will also ask for your past landlords contact information for references and employers contact information for verification.
Will my application be accepted?
The following is what we consider to be a qualified applicant:
Credit - History of regular, on-time payments with no major delinquencies. Debt to income ratio should be low.
Income - Income should be around 3x the rent amount. Paystubs will be required for proof. If the applicant is not currently employed, they must show evidence of sufficient cash/investment reserves.
References - Past landlords will be asked to provide recommendations. Questions will be asked such as “Was rent paid on time?”; “Was the property clean and orderly during tenancy and move-out?”; “Were all lease terms followed?”.
What happens after I submit the application?
We will begin processing your application once it’s received. If we require more information, we will reach back out to you. Please notify past landlords and employers that Harris Real Estate will be calling to verify information. Once we have a full application package, qualified applicants will have their packages given to the owners of The Shoals for final sign-off. If approved, you will be provided with a lease agreement and further instructions. If not approved, you will be notified via e-mail.
